Selling an Owner Built or Renovated Home?
 Do i need owner builder home warranty insurance?
If you are selling a home that you owner built, renovated or extended and it was completed in the last 6 years and if the cost of the works where over $12,000, then you are required by state law to purchase Owner Builder Home Warranty Insurance.
You will need this insurance policy prior to selling your home.
What is owner builder home warranty insurance?
This type of policy is mandatory in many States including Victoria, TAS, WA, & NSW. It is consumer protection insurance. The insurance is to cover the property purchaser in the event of faulty workmanship for 6 years from the date of the occupancy permit or certificate of final inspection.
If you do not have Home Warranty Insurance you cannot sell your property.
Do I need to obtain a defects inspection report?
Yes, you will need to obtain a defects inspection report detailing any defects in materials or workmanship. This report should also include any incomplete work.
The report should be no older the 6 months.

Do i require owner builder home warranty insurance to build?
No. Home Warranty Insurance for Owner Builders is only required at the time of sale of your home that you owner built, renovated or extended which was completed in the last 6 years and that the total cost of the works is greater than $12,000.
Some contractors are required by State Law to provide Owner Builders with a Home Warranty Insurance Policy in relation to the works they will undertake. This usually applies for works that total over $12,000 in cost. Please check with your State Building Authority for further information.
